Robert D. Fessler, President, Flex Industrial Group, joined
GID in May of 2006 to lead the company’s expanding venture into the flex
industrial market. As such, Mr. Fessler is responsible for the acquisition and
development of flex product in selected target markets, and the asset
management of that product. The group currently controls approximately $400
million of assets and is acquiring and developing flex properties for a $500
million fund GID recently formed with several large domestic pension funds.
Prior to joining GID, Mr. Fessler had spent 18 years with Duke Realty
Corporation, the largest mixed-use real estate investment trust in America. His
last position with Duke Realty was that of Regional Executive Vice President
overseeing the company’s Atlanta, Raleigh, Florida, and Dallas operations
comprising more than 31 million square feet valued at $2.5 billion and included
1500 acres of undeveloped land. Mr. Fessler also served on the company’s
Investment Committee and Operating Committee. Prior to that position, Mr.
Fessler was the General Manager of Duke’s Cincinnati operation, which included
over 17 million square feet of office and industrial space and 300 acres of
undeveloped land. Mr. Fessler received his Bachelor of Business Administration,
Finance concentration, with honors from the University of Notre Dame in 1980.
Robert T. Karp, Senior Vice President, Flex Industrial
Investments, focuses on the acquisition, disposition and development of flex
industrial properties and their overall investment performance. In this
capacity, he has been responsible for the development of Southport Business
Park in Raleigh, Windsor Business Park in Richmond and Vista Point II in
Dallas. Mr. Karp also directed the acquisition of Kensington Business Center in
Chicago and Gwinnett Park in Atlanta. Prior to joining GID in 1973, Mr. Karp’s
experience included Regional Manager for Development Corporation of America in
New York City and Assistant Director of the Cambridge Redevelopment Authority.
He received a BA from Harvard College in 1961 and an MPA in Public Affairs from
the University of Pittsburgh in 1964. Mr. Karp is the current Chairman of
NAIOP’s National Business Parks Forum and a full member of the Urban Land
Institute. He served in the Department of Defense Task Force on Military
Housing in 1997. Mr. Karp has also been a member of the Massachusetts
Governor’s Task Force on Low-Income Housing and a lecturer for the Boston
Architectural Center.
Mitchell K. Adams is the Vice President of Development for GID
and the Project Manager of Southport Business Park in Morrisville, NC and
Windsor Business Park in Richmond, VA. Mr. Adams joined GID in 1984. He has
developed, constructed, and managed 27 flex and office buildings containing
over 1,600,000 square feet. Twenty of those buildings, with approximately
1,100,000 square feet, are completed and occupied while the balance remains in
various stages of development. He earned a Bachelor of Science from West Point
in 1970 and a JD from Monterey School of Law in 1983.
Gary T. Kroll is Vice President – Flex/Industrial Acquisitions
for GID and is responsible for the acquisition of flex/industrial properties in
the Eastern United States (including Texas). His duties include selection, due
diligence, financial evaluation, structuring, negotiation and closing of these
transactions. Mr. Kroll joined GID in September of 2000 as an Acquisitions
Analyst and has been involved in transactions totaling over $330 million in
that time.
Prior to joining GID, he worked for AEW Capital Management as an Acquisitions
Assistant Vice President and also was responsible for asset management duties
on two industrial portfolios on behalf of institutional clients.
Mr. Kroll is a member of NAIOP’s Investment Management National Forum Group. He
earned his MBA from Suffolk University in Boston in 1994 and his BA from Saint
Anselm College in 1991.
Richard G. Sullivan, Assistant Vice President, Industrial Flex
Group, currently provides asset management services for the Industrial Flex
portfolio consisting of 3.6 million square feet in 9 markets. He is responsible
for all leasing activities, dispositions and directing property management for
the portfolio.
Mr. Sullivan has 13 years of experience in commercial real estate and joined
GID in March 1999 as an Asset Management Analyst covering flex/industrial and
multifamily properties throughout the eastern U.S. During his tenure at GID, he
has been principally involved in the disposition of 34 properties selling for
more than $1.1 billion. Prior to joining GID, Mr. Sullivan was an Assistant
Vice President and Analyst for Paine Webber Properties where he was involved in
asset management, refinancings, leasing and dispositions of 9 partnerships
comprised of 26 properties. Mr. Sullivan holds a Bachelor of Arts degree from
the University of Connecticut and completed his M.B.A. at Wake Forest
University.
